Why are the fee percentages editable?
Registration fee, stamp duty, local government tax and source tax rates are all set by government schedule and Finance Act, and source tax in particular varies significantly by area classification (city corporation, municipality, or union). Confirm current rates at your sub-registry office before budgeting a purchase.
Is the deed value the same as the market price?
Not necessarily — many areas have a government-fixed minimum registration value (mouza rate) that can differ from the actual agreed price, and registration fees are calculated on whichever is higher. Use the value your deed will actually be registered at.
What else should I budget beyond this total?
Mutation (name transfer at the land office), a land survey if boundaries are unclear, and any outstanding property tax on the land are common additional costs this doesn't include.
